On average, according to new data from Rightmove, February is the best month to put your property on sale. Typically, it is the most successful time to find a buyer the quickest, as well as being more likely to achieve ‘Sold Subject to Contract’.
This latest analysis from Rightmove has also revealed that March has proven to be a strong month for vendors to list their homes, which is good news for those who wish to start marketing their property at the beginning of Spring. This period has historically, always been a consistent and popular time for property sales.
So far during 2024, the number of buyers contacting estate agents to enquire about homes for sale is 8% higher than the same time last year, while the number of new properties being listed by sellers is 11% more
On average, homes that have been listed in February take around 51 days to find a buyer – just ahead of March’s 52 days, and level with January.
Plus, an impressive average of 66.4% of homes listed in February have gone on to find a buyer! This is the best chance of securing ‘Sold Subject to Contract’ alongside the month of April, with March coming in at 66.3%.
Rightmove Director of Property Science Innovation - Tim Bannister said: “The best time to get moving is the time that’s right for you – we can’t always plan or predict when a life move is needed. However, for those who are able to be a bit more flexible about when they decide to sell, the data shows typically the start of the year has been particularly strong.
“It’s also when we’ve historically seen the most buyers sending enquiries to agents, so it’s a great time for those looking to sell to make sure they are listed, their marketing is strong and they’re pricing attractively enough against other sellers.”
